Site

Slope and contour of the section, the ground clearance, the groundwater, and stormwater drainage.

Building exterior

We check the type of material used for the external cladding, baseboards, eaves, soffits, garages, decks, staircase, windows, and doors. We will look at how they were constructed and their condition. We will check the weather tightness of the building exterior.

Outside services

Electrical main supply, electric earth spike, gas mains supply, gas water heater, gas bottles, potable water supply (Mains or storage tank) Heat pump condensers, stormwater, and sewerage drainage.

Retaining Walls and fences

We will be taking note of any repairs that may be required.

Roof, skylights, flashing, chimneys, and roof penetrations

We check the type of material used, as well as if they were suitable for the application used. We will look at how it was constructed and its condition. We will check the weather tightness of the roof, making note of any repairs that may be required.

Spouting and downpipes

We check the type of material used, as well as their size in relation to the amount of water they have to carry. We check the fall of the spouting and if there are any obstructions, making note of any repairs that may be required.

Building’s interior

This will be included inspecting the condition of the internal cladding, ceilings, door frames, storage, stairs, and rails. We will check for fire and smoke protection, water ingress, and mould. Moisture testing will be carried out. Walls and ceiling (roof space) will be checked for insulation.

Sub-floor (Crawlspace)

The last area to inspect is the crawlspace. Here we inspect the piles, pile bases, the condition of the subfloor materials. Vapour barriers, insulation (Type and R-value), and services. We check for the presence of mould, moisture, water, and borer beetle.

WHAT SERVICES DO WE CHECK?

Plumbing fixture and fitting

We offer inspection of the plumbing from the supply, be it mains or tank to the fixture including hot water cylinder, toilet, shower, wash hand basin, bath, kitchen sink, and laundry trough. We check all fittings, drainage and fixtures to ensure your water source is tight and won’t affect your value price.

Electrical

We fully inspect all of your electrical connections from supply to the distribution board. This includes grounding, bonding earth leakage, and circuit breakers. The socket is tested with a socket tester.

Gas

We check both main or gas bottles within the property. Internal and external water heaters, gas hobs, fireplaces, and heaters. The connection and safety of the installation will be inspected and reported on.

Heating, cooling, and ventilation

Heat pumps, extractor fans, and range hoods are visibly inspected for any obvious problems that might need fixing before a sale.

Garage Doors

The type and condition of the garage door are reported. The motor, safety sensors, and openers are inspected. We will be making note of any repairs that may be required.

Safety Elements

We will look for poor construction and make note of any repairs that may be required in the short and long term. Importantly, we will note any fire and safety issues that need to be fixed.
