Weathertightness Inpections
We can advise on the best plan of attack when it comes to getting your property weathertight, and it starts with a weathertightness report to learn the condition of your current weather protection.
What our inspections are looking at:
Site: Slope and contour of the section, the ground clearance, the groundwater, and stormwater drainage.
Building exterior: We check the type of material used for the external cladding, baseboards, eaves, soffits, garages, decks, staircase, windows, and doors. We will look at how they were constructed and their condition. We will check the weather tightness of the building exterior.
Outside services: We note if the electrical mainboards are properly flashed and penetrations for services properly sealed.
Basement Retaining Wall: We will check that the basement retaining walls are adequately waterproofed and that there is not any water ingress through the basement retaining walls.
Roof, skylights, flashing, chimneys, and roof penetrations. We check the type of material used, as well as if they were suitable for the application used. We will look at how it was constructed and its condition. We will check the weather tightness of the roof, making note of any repairs that may be required.
Spouting, internal gutters and downpipes:
We check the type of material used, as well as their size in relation to the amount of water they have to carry. We check the fall of the spouting and the internal gutters, if there are any obstructions, making note of any repairs that may be required.
Building Interior: This will be included inspecting the condition of the internal cladding, ceiling and floors for water ingress, and mould. Moisture testing will be carried out.
Sub-floor (Crawlspace): The last area to inspect is the crawlspace. Here we inspect the piles, pile bases, and the condition of the subfloor materials. We check for the presence of water. If water flows in the crawl space, and if its flow is hindered, and if so, what effect it is having on the weather tightness of the property. We also check for mould, and signs of moisture.
Planned Maintenance & Apartment Inspections
When purchasing an apartment, it is important to review the body corporation’s AGM minutes and the body corporation’s long term maintenance plan.
We can help you to identify issues the apartment complex is having by having our building inspector/ senior quantity surveyor review these documents for you. This will help identify the weather tightness and the financial condition of the building complex. You need to be aware of any special levies and charges you could be in for.
Apartment inspection
We will check the interior and exterior of the apartment, including the services. We will also report on any significant defects observed with the complex during the inspection.
