Standard Verbal only inspection for Auction
We recommend a verbal inspection for clients interested in a property being sold at auction who do not require a written report for a mortgage. This allows clients to gain an in-depth understanding of the property's condition while joining the building inspector during the inspection. The inspector will highlight issues, defects, their severity, and how to remedy them, while answering any questions you may have. This will assist you in determining how to bid on the property. If you cannot attend, a walk-through photo album of the defects and a follow-up call discussing the findings will be provided. The quality of the inspection is equivalent to a written report, but with more detailed insights.
Standard Verbal only inspection for Vendor
We recommend a verbal inspection to Vendor who is interested in selling their property, who want to know what the condition of their property is what issues the property has but don’t require a written report. What repairs can be or should be carried out before the property is placed on the market.
Standard plus Verbal
All the above bit for properties which is in a poor condition, solid plaster and monolithic plaster properties. If required infra-red imaging may also be used, where required to identify signs of water ingress.
Standard Full report
Is a comprehensive report, used for the condition of the property at the munute. Identifying defects, issues and assessing moisture with moisture meters. (Non-Monolithic plaster, solid plaster and property in fair condition). 15 minutes of free telephonic consulting with the building inspector.
Standard Plus Full written report
Is a comprehensive report, used for the condition of the property at the minute. Identifying defects, issues and assessing moisture with moisture meters. (Monolithic plaster, solid plaster and property in a poor condition). Apartment Written report
Weather tightness assessment included
This package has been tailored specific for apartment or units in a complex. This package is perfect for people whom want information on the apartment or unit, but also the general condition of the complex. Information of visible minor and major deficiencies. The focus is on plumbing, electrical, HVAC, STRUCTURE and where possible the roof of the property. Items that may change a reasonable persons mind on making a purchase.

We also offer estimated costs for repairs. This is very helpful when wanting to negotiate or re-negotiate the purchase price with the Vendor. All estimated costs are done by a New Zealand experienced Senior Quantity Surveyor.
